Update #9

Hello! This update brings a few new features, fixes various bugs, crashes, and further adjusts the game's balance.

- added the ability to sell engine licenses:
* you can sell only 1 engine at a time
* the price is for you to set-up and can be changed at any time
* the engine you decide to sell will compete with other engines on the market that you can purchase yourself

- added a new Drive affector "comfort" and several objects related to it:
* this drive affector is not mandatory, meaning that your employees will not leave the office if it is lacking
* this drive affector will negatively affect the drive levels of your employees if the offices aren't comfortable enough, but will also provide a boost to their drive levels if the offices are comfortable
* vending machine, gumball machine, squat rack, and barbell bench now all add 1 point to the Comfort drive affector

- added German localization:
* this was a community contribution by "Westman"
