Every item has a maintenance value and the item breaks and becomes unusable if it's zero. You can sell it and buy a new one but it will be costly so repairing them regularly is the best option.
Every room also has a maintenance value based on items it contains and this value affects your hotel rating.
Maintenance People
Repairs/maintenance can be done by maintenance officers. But it can be costly to hire maintenance officers if you are just starting. So if you have broken items and no budget you can always assign your CEO to do some repair work.
Maintenance Inventory
To do repairs, people need to get tools from the maintenance office.
So always make sure you have some tools in the storage.
